Why Epoxy Fails in Texas Garages
Texas is genuinely one of the harshest environments for floor coatings in the country — but for different reasons than Wisconsin. In DFW, the enemies are heat, UV, and thermal expansion, not freeze-thaw and road salt.
The Hot Tire Problem
In a DFW summer, concrete slab temperatures routinely exceed 130°F. When you pull a car into your garage after a drive — tires heated from friction and the hot road — those tires sit on your coating at temperatures that soften epoxy. When you drive out, the tires pull the coating with them. This is called hot tire pickup, and it's the most common reason epoxy garage floors fail in Texas.
UV Yellowing
Texas receives more intense UV radiation than most of the country, and garage doors are often open for extended periods. Standard epoxy has no UV resistance — it begins yellowing within 1–2 years of sun exposure and becomes chalky and brittle over time. Penntek's polyaspartic topcoat is an aliphatic (UV-stable) formulation specifically engineered for outdoor and UV-exposed applications. It doesn't yellow. Period.
Thermal Expansion
DFW concrete slabs expand significantly in summer heat and contract in cooler months. Texas also experiences occasional severe cold snaps — February 2021 demonstrated just how extreme the swings can be. Epoxy is rigid and cracks under this movement. Polyurea's flexibility absorbs it.

Texas Weather Demands More Than Epoxy
| Challenge | Standard Epoxy | Penntek Polyurea/Polyaspartic |
|---|---|---|
| Hot tire pickup | Fails — tires pull coating off at high temps | Resistant — thermally stable, maintains bond |
| UV yellowing | Yellows within 1–2 years in Texas sun | Fully UV stable — no yellowing ever |
| Thermal expansion | Cracks under large temperature swings | 4× more flexible — moves with the slab |
| Slab temp tolerance | Softens at high temps | Stable to 200°F+ |
| Cold snap performance | Brittle below 30°F — can crack | Flexible to 0°F |
| Lifespan in Texas climate | 2–5 years | 15–20+ years |
The Same No-Salesman Model — in DFW
The DFW home improvement market is full of salespeople. Flooring companies, coating contractors, and franchise operations all rely on high-pressure in-home sales pitches to close deals at inflated prices. The commission on a typical DFW garage floor coating job is $800–$1,500 buried in the quote you never see itemized.
